- Foundation wall is bowing out along half of the left side of the house. The movement has settled and does not look to be actively getting worse. I am told it’s been like that for 15-20 years
- There are signs of sagging in the flooring and along the load bearing walls. I did not crawl all the way underneath the house. Buyer should assume that some floor joists will need replaced, walls will need to be jacked back up in some areas, and piers will need to be repaired/replaced and a few new ones will need to be installed. The crawlspace is pretty short, so you’ll likely need to cut access holes into the subfloor.
- Needs new flooring throughout
- Plumbing supply lines look to be galvanized pipe. Waste lines look to be PVC.
- Electrical is a mix of grounded Romex and cloth covered duplex wiring.
- Ceilings are all older tile ceiling (presumably asbestos), and falling down in some areas. Some rooms, if not all, will need drywall laid over top, if the tiles can’t be fixed.
- Walls are a mix of drywall, plaster, and paneling. Most are in good condition.
- Fireplace is not currently functional
- No central HVAC. There is evidence of an older central heating system.
